Property Modification Request

Planning to make changes to your property? Homeowners must submit a formal request to the Architectural Control Committee (ARC/ACC). 

Each homeowner in Park Glen must adhere to the Declaration of Covenants, Conditions, and Restrictions (CCRs) and Published Bulletins. You may obtain the CCRs for your part of Park Glen and the community-wide bulletins here. 

Approval from the ACC must be obtained prior to the start of almost every external modification, improvement, addition, or replacement. If in doubt about whether a request is necessary, please submit request.

Please complete the fillable form, save it to your device, and send it as an attachment via email. You can also print the form, complete it by hand, scan it, and mail or email it to us.

When submitting the form, please include the following information:

  • Description of proposed improvement
  • Plat Survey Map marked with distance (in ft) project is from lot lines
  • Picture of home prior to improvement
  • List of Materials
  • Paint Samples/ Color Swatches/ Color Name
  • Dimensions
  • Structural Details
  • Rendering or Sketch of Improvement
 

All information must be submitted prior to review. Incomplete requests will be returned for additional information. In most cases, a decision will be made within 15 days. ACC authorizations are valid for 6 months. If the project takes longer than 6 months, or anticipated changes are expected, a new request must be submitted. 

Incorrect information or changes made after approval will invalidate approval.  Inspections may be done to verify that the modification was completed as submitted and approved.  Any variance that violates restrictions will be a violation of the CCR’s that must be remedied by the homeowner. 

Projects Requiring ACC Approval:

New Structures and Modifications

  • Any new structure or construction.
  • Exterior modifications or repairs beyond minor “do-it-yourself” maintenance.
  • Any storage shed or building.
  • Decks, gazebos, pergolas, arbors, patio covers.
  • Playhouses with any part over 6’ in height.
  • Treehouses.
  • Storm shelters.

 

Fences, Walls, and Exterior Surfaces Work

  • Replacement or modification of fences.
  • Fence staining.
  • Repair, replacement, or addition of siding.
  • Walls of any nature (retaining, landscaping, or decorative).

Hardscaping

  • Brickwork, stonework, or concrete work.
  • Driveway or sidewalk construction, expansion, or replacement.

Landscaping

  • Removal and installation of the prominent tree(s) in the front yard or parkway trees.
  • Installation of landscaping or landscape beds.
  • Hardscape, Retaining walls, Tree Wells, Landscape Borders

Painting and Staining

  • Painting any part of the home, even if the same color.
  • Painting or staining of structures or fences (including repainting/re-staining).

 

Doors, Windows, and Roofs

  • Replacement of any doors or windows.
  • Replacement of shutters.
  • Installation or replacement of gutters.
  • Replacement of roof/shingles.

Utilities and Equipment

  • Installation of solar panels.
  • Installation of a generator.
  • Installation of a satellite dish if visible from the street.

Pools and Other Features

  • Installation, structural maintenance, or removal of swimming pools, hot tubs, or spas.
  • Fountains, ponds, large statues, and large sculptures visible from the street.
  • In-ground flagpoles.
